Estate Mall set to open with key tenants aboard

Danilovsky Market, Crocus Fitness, CAFEMILANO and Zafferano Village restaurants, Doctor Stoletov pharmacy, dry cleaners, beauty salons WAX&GO and THE FACE ONLY, as well as a car wash are among the service providers having signed long-term tenancy deals with Estate Mall, the suburban concept shopping campus scheduled to open off Novorizhskoye Highway at the end of 2021. The deals signed to date cover upwards of 8,750 m2 GLA, or 72% of the total retail space available on the property. Entrepreneur Emin Agalarov is the majority owner of the project.

The mall's gastronomic hub, Danilovsky Market will occupy 3,000 m2 of space in Estate Mall. Moscow's oldest farmer's market with its own history, Danilovsky complements its highly diversified offering of fresh produce by a variety of restaurant concepts, seasonal fairs and culinary festivals. Danilovsky offers fruits of the warm southern climes neatly packed in cans and sachets. Armenian compot, alpine tea from Dagestan, fragrant herbs from Altai, sun-dried tomatoes and brick-coloured devzira rice are among the delicacies you can find here. Meanwhile, the fruits of the rivers and seas—the likes of sturgeon caviar from Astrakhan, wild muksun from Siberia, Kamchatka crab and whiskered Volga crayfish—have found themselves a safe haven on an island of snow. Motley stalls heaped up with familiar and exotic fruit, vegetables and berries. Impeccable dairy and creamery showcases. Butcher stalls with perfect cuts, ideal steaks and an abundance of most delightfully smelling sausages. Mounds and even mountains of nuts and dried fruit. Only the choicest produce sourced from farmers and vendors across the globe. Grown for people, by people. But Danilovsky Market has more to offer: in addition to premium fresh produce from all over Russia and the former Soviet Union, there is a choice of different restaurant and café formats lining the market's perimeter. And Danilovsky will deliver produce or food to your door. Their delivery catalogue lists more than 300 dishes and over 2,000 titles of fresh produce. Gourmet specialities, hand-picked fresh vegetables, creamery cheeses, hot freshly baked bread, exotic fruits, farm-fresh honey and grandmother pickles—all this and more is available to order via the Danilovsky Market app or delivery service website, and will be delivered anywhere within the Estate Mall service area.

'Danilovsky Market's new image as part of the Estate Mall complex will be in line with the current global trends in retail space development. That said, the market will preserve its unique identity, while Danilovsky's signature generosity, hospitality and superior produce quality will now become the hallmark of the entire concept space', explained Estate Mall brand director Rashada Guseinova.

'Danilovsky Market is a crucial partner to us. In our estimate, 65% of all Estate Mall shoppers will also shop at the market. Aside from Danilovsky, we have 2,500 m2 of space reserved for food and beverage services. For now, our restaurant court consists of my own projects CAFEMILANO and Zafferano Village, but we plan to add a few partnering concepts. We will make sure every restaurant has its own separate entrance and some will offer outdoor seating. This provides a degree of independence in their operations. The nearby communities can always benefit from our prompt food delivery service', said Estate Mall co-owner Emin Agalarov.

Emin Agalarov's modern Italian restaurant CAFEMILANO, the second establishment of his international restaurant chain, will occupy 374 m2 of space in the mall. Agalarov opened his chain's first restaurant at 21 Novy Arbat in Moscow. The third restaurant is due to open soon at Sea Breeze Resort on the Caspian Sea coast. The chain's food preparation is a contemporary take on the timeless Italian classics with a strong accent on fresh seafood, pizza and pasta. Those who miss Italy will appreciate the authentic Italian flavours and odours of Café Milano. Every dish has a little Rome, Tuscany, Naples or sunny Sicily in it. Café Milano tends to turn a mere penchant for authentic Italian cuisine into an addiction.

Zafferano Village is not just any restaurant of classic and modern Azerbaijani cuisine from the Baku area. It tells the national culinary history of Azerbaijan and shares its traditions. The two-level Zafferano Village is coming along as a very classy and roomy space sized 735 m2 with floor-to-ceiling windows and lots of fresh greens. In the summer, patrons can enjoy their food, conversation and the music out on the spacious veranda. Zafferano Village is part of a restaurant holding group run by Emin Agalarov.

'The idea to build a shopping centre in this particular neighbourhood goes back a long time, almost seven years. The location is totally unique: we are right in the heart of a huge agglomeration of communities. There is this massive, most densely populated sprawl of premium housing communities just a few miles away from Estate Mall. There is no other site around where a property like this could be built. Thanks to my friend and partner Emin Agalarov, I am here, observing the progress of the work, and I love how the mall is coming along. The shopping complex is being built on a vacant lot that just sat here for decades, and I would not be exaggerating if I said that thousands of families look forward to doing their shopping at Estate Mall. The main purpose of this mall is to accumulate the kinds of premium service projects that New Riga residents have missed so much. I am positive that Estate Mall is destined, for many years ahead, to become the single most important centre of gravity for all our neighbours and communities farther afield. People will come to dine in the best restaurants New Riga has ever seen, shop for fresh produce at Danilovsky Market, work out at our innovative Crocus Fitness health club, visit our world-class beauty salons and other attractive and sought-after businesses. It is these people and their needs that we had in mind, and continue to have in mind when we select and approve our tenants. I am glad to be part of a project designed to serve and please visitors for years to come', said Estate Mall co-owner Pavel Treivas.

About the Property:

Estate Mall is a complex of 12 one to three-storey buildings. Every building has its own architecture and is designed to serve its appointed function. The compound will comprise a shopping centre, a culinary hub, a pharmacy, some restaurants and cafés, as well as the imposing Crocus Fitness health club. Some other projected tenants are a dance school, kids' campus, medical and dental centre, several beauty salons, a dress-making atelier, travel agency, dry cleaners, car wash, bank and other service providers. The architects have given careful thought to everything in this project: the design, the finishing materials and the layout. While offering a plethora of services to locals and shoppers from nearby communities, the mall will not be in any way infringing on the privacy of suburban life. In fact, it promises to become a fitting complement to it.

Property size:

GBA: 27,268 sq. m

GLA: 12,217 sq. m

The complex is located off Novorizhskoye Highway 19km away from the Moscow Ring Road. Location is arguably the greatest advantage of Estate Mall: it stands in the middle of a huge concentration of premium suburban real estate, and there are no similar mixed-use facilities with all-in infrastructure for miles around. Convenient traffic accessibility guarantees a steady customer flow in any season.

Target audience:

Estate Mall is designed to serve customers of any age earning a steady above-average income. Being surrounded by deluxe and premium housing communities, Estate Mall is assured of a substantial daily traffic of high-income, entitled shoppers with superior purchasing power, who have high expectations of the goods and services they are offered. With Lomonosov School also in the neighbourhood, Estate Mall hopes to serve as a family shopping destination, and has put the dedicated infrastructure in place to meet the needs of children as well as adult shoppers. In numeric terms, the project is looking at a potential audience of 24,400.
